Search 'tiny home cost' and you'll get numbers all over the map — because most of them quote only the box. The honest answer is a project budget, and the gap between the two is where people get surprised.
The unit
Our park-model cabins start around $121,300–$133,200. Smart modular pods, expandable units and glass domes are quoted by configuration. A unit price is real, but it's the beginning of the budget, not the end.
Everything that makes it livable
- Delivery & set — transport, crane or trailer placement.
- Foundation or pad — sized to the unit and site.
- Utilities — water, power, and sewer tie-in or a septic system.
- Permits & approvals — jurisdiction fees and any required engineering.
- Site work — clearing and grading where needed.
Why a 'cheap' unit can cost more
A bargain shell with a poor envelope costs you in energy and comfort for decades, and a unit that can't be financed or permitted in your area costs you the whole project. Cheapest sticker rarely means cheapest outcome.
